Busted! Don’t Believe These Home Staging Myths!
Contrary to what one might believe, sticking a “For Sale” sign on the lawn isn’t going to speed up the sale of the house. If you are looking to make a quick sale, then you might want to consider hiring a home staging company which may prove to be a cost-effective way of quickening a sale.
Home staging is not merely about placing furniture, décor, and accessories randomly around the living space. There is a specific plan involved that will enable the home stager to make the property less personalized and more appealing to prospective buyers. However, like in every industry, the world of home staging is plagued with misconceptions and false facts.
Believing these misinterpretations of reality could lead you to ignore the benefits of home staging and delay the sale of your home. At Elegant Renderings Home Staging and Design we have set clients on the right path to successfully sell their home for several years. To help you sell your home quickly as well, we have debunked three of the most widely believed myths about home staging.
Myth 1: Anyone can stage a home.
On the surface, home staging appears to be the addition of furniture to fill a vacant space in a home to make it more appealing to potential buyers. However, filling up empty space, when done improperly, can have the opposite effect, driving off potential buyers.
The reason for this myth is that home staging is effective on several levels, which go beyond making a home visually appealing to making it FEEL appealing to a potential buyer, their desire to become the new owner.
Home staging requires a good sense of design and decor, combined with the ability to achieve the goal of making a potential buyer want to own a particular home by emphasizing the desirable features while de-emphasizing the less pleasing aspects.
My business disproves this myth by giving or showing examples of good vs. poor staging.
Myth 2: My house will “sell itself” without home staging.
Homeowners who have set up their home according to their life situation and personal taste cannot often ‘see’ their home through the eyes of potential buyers. They cannot separate features of the house from features of their lifestyle.
In a vacant home situation, I would show the homeowner how a vacant space is just ‘vacant space’ that does little to enhance the appeal of the property. In an occupied home, I would tell the homeowner while their home is decorated nicely, it is THEIR home, not a potential buyer’s home. A potential buyer needs to be able to connect with the house they are viewing and not feel like a guest who is visiting the family.
During an onsite consultation, my business would highlight to the homeowner various features and artifacts currently making the house less appealing to potential buyers and why proper home staging can improve the space.
Myth 3: Inexpensive home staging can achieve the same goal.
Customers who focus on costs can be easily led to believe effective home staging can be achieved at minimum expense. However, upon closer examination, you will see that it is merely ‘filling space’ with less than appealing furniture and accessories. It does not attend to the subtle aspects that have the most effect on increasing interest of potential buyers.
My business would explain to homeowners the real value of effective home staging and why the additional price paid is more than compensated by achieving a successful sale sooner and at a higher home sale price.
